Please note guest services is not open 24-hours a day, therefore we ask that you please contact us in advance if you will be arriving after 5 pm so special arrangements can be made. This way, we may provide you with the best customer service, it is recommended guests arrive prior to 8 pm. Our hours are 9 am-5 pm, but we do provide an on-call after-hours emergency line.In order to assist you in preparing for your stay with us, we ask that you please note the following:

* Early check-in or late check-out is based on availability and available for a nominal fee. Late check-out is $10 extra per hour plus tax. Please contact guest services on the day of arrival or departure for more information.

* All suites are non-smoking, including patios, balconies and sunrooms. If you are caught smoking in the building or on your balconies, there could be a fine up to $250. with RESERVATIONS
A credit card deposit (MasterCard, Visa, Discover or American Express) equivalent to one night’s stay is required to secure a reservation. Another form of payment, such as another credit card may be used for remaining balance 7 days before arrival. Any damages or extra charges will be charged to the credit card on file. Payment in full for the length of stay will be required 7 days before arrival. Virginia sales tax is 5.3% and Bedford County occupancy tax is 7%. You will also be charged a nightly resort fees: studio $15, 1 bedroom $22.50, 2 bedroom $30, 3 bedroom $37.50, 4 bedroom $45, plus tax. Nightly room rates do not include taxes and resort fees. Cleaning Fees will be applied to all reservations. Studios $69, 1 Bedrooms $99, 2 Bedrooms $129, 3 Bedrooms $149 plus tax.
Effective 02/13/2020 there will be a 4% convenience fee applied when using a credit or debit card for the remaining balance 7 days before arrival.
To avoid this fee please mail a check to ML Hospitality, 1217 Graves Harbor trail, Huddleston VA 24104 30 days before your arrival date. We will not take checks less than 30 days before arrival.

CANCELLATION
If cancellation is made seven days or less prior to arrival date, All of your deposit will be forfeited as a cancellation fee. If cancellation is made eight days or more prior to arrival date, the deposit will be refunded, but a cancellation fee of %25 of your deposit will be charged to the credit card used to secure the reservation. 50% due at time of booking. Remaining balance due 7 days before arrival. 25% of paid prepayments refundable when canceled 8 days before arrival or earlier. 0% refundable if canceled after. A pre-authorization of USD 100.00 is held on 0 days before arrival and voided on 1 days after departure. Early departure from you reservation will result forfeiture of all of your rental reservation.

CHANGE OF ROOM OR OFFERING
Although every precaution is made to guarantee the availability of the unit you have selected, Rental Management reserves the right to transfer you to similar accommodations if the unit becomes unavailable. A guest’s request to transfer to another unit may be subject to a $50 transfer fee.

CHECK-IN, CHECK-OUT, and KEYS
Check-in is 3:00pm. Early check-in may be requested, but is subject to availability and may be subject to an additional fee. Entrance to the room cannot be guaranteed until 3:00pm. Keys should be picked up at 1217 Graves Harbor Trail, Huddleston, VA 24104 unless otherwise arranged through reservations. If a late arrival (after 5pm) is expected, please contact our guest services at (540) 297-4100 to discuss late arrival procedures.
Check-out is 10:00am. Key Fobs should always be kept in lock boxes and not removed. When you check out please close the lock box and lock. If you loose your room key or become locked out at no fault of MLH there is a $200 plus tax re entry fee. Late check-out must be approved through guest services. A late check-out will require a $10 charge per hour plus tax.

FURNISHINGS
Rooms are furnished and stocked with linens and basic plate ware, glassware, cookware, cooking utensils, and silverware. All rooms feature central air conditioning, microwave, oven/stovetop, refrigerator, dishwasher, coffee maker, and toaster, unless otherwise specified. Most rooms also include a washer, dryer and fireplace. The following items are not provided: cleansers and laundry detergent; pool/beach towels; grills; tennis equipment.

OCCUPANCY
Our rental condominium suites are on wells and private septic systems. Therefore, it is extremely important that guests not exceed the posted occupancy. Occupancy limit includes children. Exceeding the limit will result in an additional charge of no less than $50.00 per person per day, and guests may be asked to vacate the room without refund.

PETS
Mariners Landing has limited but available pet friendly suites and condos. There is a maximum pet weight limit of 40 pounds, a limit of one pet per room, and a pet fee of $40 a night plus tax. Breed restrictions apply. Please contact us for details. ​Pets are not to be left unattended at any time during their stay at the resort. Pets are not allowed on any of the furniture in the units. Pets must always be on a leash or in a crate white they are in any public or common place within the resort. Pets are only allowed on the beach area before 10am and after 8pm.
Pets are not permitted in any of the food and beverage outlets or at the pools. Pet owner must pick up after their pets. You will be given an opportunity to respond to any noise complaints from other resort guests. In the event that you are unable to satisfy this request you may be asked to leave the property. As the registered guest you are financially responsible for: any excessive and/or exceptional cleaning charge at the resort, and this includes but is not limited to pet odors and pet stains. Any injuries to resort employees or resort guests caused by the pet. Guests who disregard this rule may be asked to vacate the room without refund.

SMOKING
All suites are non-smoking. This includes sunrooms, balconies and patios. A deep-cleaning fee of $250.00 will be charged to the credit card on file if evidence of smoking is found upon departure. Guests who disregard this rule may be asked to vacate the room without refund and will no longer be able to rent at Mariners Landing.

PHONE, TV, VCR & DVD
Unless otherwise specified, all rooms provide ice and basic Direct TV. Most suites offer DVD players.

INTERNET
All condominium suites at The Pointe offer wifi Internet service. Passcodes are noted on top of the routers, usually located in the bedroom or kitchen. Mariners Village and Homes currently do offer Internet service for most rentals, call for details.

HOUSEKEEPING AND DEPARTURE
Guests may request housekeeping touch-up service for a nominal fee. Requests must be made by 10:00am in order to ensure same day service. Please contact guest services to request service.
Prior to departure, guests are asked to clean all food out of the refrigerator and if applicable, start the dishwasher cycle. Management is not responsible for items left behind, so please check your room carefully prior to departure. A request to mail items COD will be subject to a $20 shipping and handling fee in addition to the COD fee.

DAMAGE FEES
If damages are found upon inspection of your room following departure, a report will be sent to you detailing fees and charges applied. The term damage may include but is not limited to: damaged furniture or articles, missing articles, excessive cleaning required, house occupancy exceeding limit, late check-out, unreturned keys and/or any other infractions noted in this document. The credit card on file will be charged and an invoice will be sent to you with the report.

To make certain that all who visit Mariners Landing can enjoy a safe and positive experience; we call your attention to the following rules and regulations taken from Property Owners’ Association (POA) documents. Your voluntary compliance with these rules and regulations and cooperation with efforts by Mariners Landing employees to correct non-compliance will ensure enjoyment by all at Mariners Landing. We wish you a pleasant stay!

  • Grilling is not allowed at the pavilion or beach. There is a grill available for use at Mariners Village. We do not provide charcoal and lighter fluid.
  • Gasoline and other flammables may not be kept in units, on decks, or in storage areas.
  • No outdoor parties or social gatherings are permitted on any of the common areas without prior permission of Rental Management. Excessively loud or boisterous gatherings are always prohibited. All loud noise must cease by 11:00 p.m.
  • No signs of any nature are to be posted or displayed on the property unless approved by management.
  • Hanging towels and clothing over deck railings is not permitted.
  • Pets (if allowed by owner) must be approved in advance by Rental Management. All dogs must be secured by a leash or lead under the control of a responsible person and obedient to that person’s command at all times.
  • Fishing, swimming and other non-boating activities are allowed in designated areas only.
  • Cleaning fish is allowed in designated areas only (and absolutely not in suites.)
  • No guest may use more than the two parking spaces designated for his/her unit. Parking is prohibited on grassy areas or in handicapped spaces without a permit. Only normal-sized passenger vehicles are allowed to be parked at the units.
  • Large vehicles (campers, recreational vehicles, etc.), boats, personal watercraft, and trailers must be registered with Rental Management and parked in a designated area. Please launch your boat, park trailers and large vehicles in the assigned area, and then proceed to your room.
  • Go-carts, mini-bikes, mopeds, all-terrain vehicles, and similar vehicles are not permitted.
  • Boats and personal watercraft may be moored during the day at designated floating docks.
  • Patio furniture and picnic tables must remain on decks or patios. However, tables may be temporarily placed in the yard or common area for special events, if approved in advance by Rental Management.
  • All recreational items and toys must be removed from the yard or common areas when not in use.
  • Do not flush disposable diapers, sanitary items, excessive paper, etc in the toilets.


Observed violators of the above are routinely reported to Rental Management for further action, as appropriate. Renters who disregard any posted or contract rules may be penalized by: forfeiture of privilege, loss of rental and/or deposit money, damage charges, abbreviated stay, local laws, and any other appropriate action as decided by Rental Management.
